Administration and management
- Act as Secretary-Administrator of the Community in all the Assemblies of the Owners’ Meetings, as well as to attend the Ordinary General Assembly and any other Extraordinary Assembly.
- Direct attention to the owners: the Administrator will assist the owners for any clarification or query they may need regarding community matters; full availability.
- Prepare quarterly statement of accounts and the proportion of payments to the community.
- Execution of the agreements reached at the owners’ meeting and any other function or mandate entrusted by the ordinary or extraordinary meeting.
- Regular meetings (communication) with the president to comment on the issues he/she considers appropriate.
- Draw up the annual budget of foreseeable expenses, report the annual balance for the approval of the accounts by the Assembly of Owners at an ordinary meeting.
- Make the necessary tax declarations to the Tax Agency, mod. 347.
And in general, any other service related to the smooth running of your community.
Legal services
We solve legal problems by enforcing the LPH (Horizontal Property Law), judicial claims against defaulting owners, as well as conciliations for late payment, mediation in neighborhood conflicts, between owners and tenants, compliance of the LOPD (Spanish Data Protection Act).

We take care of all the necessary work to ensure that your building is in good condition and complies with the safety conditions established by regulations.
ITE – Inspección técnica de edificios – Technical Building Inspection. The inspection carries out a system of periodic control of the state of buildings to verify the duty that their owners have to preserve their properties.
IEE – Informe de Evaluación de Edificios – Building Evaluation Report accredits the situation of the buildings, their state of conservation, compliance with universal accessibility regulations and with the degree of energy efficiency.
CE – Certificado energético – the energy certificate is a document that determines the energy rating of a home or building. This certificate must be issued by a competent technician – architect, technical architect, building engineer, engineer or technical engineer – who qualifies that energy expenditure according to a scale ranging from category A, which would correspond to a more efficient dwelling, to category G, which would be awarded to a less efficient dwelling. The energy efficiency certificate is valid for ten years.
